Delta Home Additions & ADU: The Pasadena Owner’s Guide

We plan and build home additions and ADUs in Pasadena that work with Delta fixtures and hardware already in your home, and a full room addition typically runs $45,000 to $130,000 depending on square footage, foundation conditions, and finish level. Most Pasadena homeowners call us after a smaller remodel stopped meeting the household’s needs, often because the original Delta plumbing or hardware was never properly integrated when the room was first added. Here’s what to expect when you’re ready to expand your home.

Which Delta Models This Applies To

Delta doesn’t manufacture home additions, of course. What we mean by “Delta-compatible” is that we plan the plumbing, fixture placement, valve rough-in depth, and trim selection so your existing Delta faucets, shower systems, and hardware carry through to the new space without mismatched trim or hidden adapters. The relevant compatibility question is usually about Delta’s valve families: the MultiChoice Universal Valve (used across most Delta shower trims since 2006) has a specific rough-in depth requirement that must be set before tile goes up in an addition or ADU. If you’re extending a bathroom in a Pasadena bungalow, the original valve body may be Delta’s older 600 Series, which does not accept modern MultiChoice trims. A homeowner can check by removing the trim plate and reading the model number stamped on the valve body, but in our experience most people would rather we confirm the compatibility before the new walls are closed. We also work around other in-wall brands when a remodel calls for it, including KraftMaid cabinetry and Cambria or Silestone countertops, so the new space doesn’t look like a patch job.

Signs Your Delta Home Additions & ADU Is Failing

Home additions and ADUs don’t fail the way a worn faucet does, but the symptom list is real and worth knowing before you commit to a larger project.

  • The existing room never worked right. If the original addition was under-permitted or framed on a questionable foundation, you’ll notice doors that stick in summer, drywall cracks, or a floor that slopes. Pasadena’s expansive clay soil makes under-built additions move more than people expect, and the fix starts with a structural assessment before any new framing goes in.
  • Delta fixtures were installed at the wrong rough-in depth. If the shower trim plate sits proud of the tile or the handle scrapes the wall, the original contractor probably set the valve body wrong. This is common in older Pasadena ADUs and additions where the rough-in was done before the finish plan was final.
  • Plumbing was run through uninsulated exterior walls. In Pasadena’s dry summer heat and occasional winter cold snaps, uninsulated supply lines inside an addition’s exterior wall can sweat, freeze, or burst. If you’ve patched a leak in the addition once already, a properly insulated wall cavity is part of the new plan.
  • The addition’s roofline doesn’t tie into the original house. A cracked transition, repeated leaks at the seam, or visible sag where the new roof meets the old one tells us the original addition wasn’t structurally tied in. This is one of the most common defects we find in Pasadena Craftsman-era homes where an addition was bolted on decades ago.
  • The ADU’s Delta hardware is fine, but the room itself doesn’t meet current code. Minimum ceiling height, egress window size, and bedroom ventilation standards changed over the years. If your ADU was converted from a garage in the 1990s, there’s a strong chance the Delta fixtures are fine but the room itself wouldn’t pass a building inspection today. We plan around the fixes so the new plan passes the first time.

Replacement Cost & What’s Included

For a home addition in Pasadena, plan on $45,000 to $130,000. A detached ADU typically runs $90,000 to $220,000, and a garage conversion falls between $30,000 and $80,000. What moves the number is square footage, whether the slab needs structural work, how much trenching is involved for new plumbing and electrical, and whether your existing Delta fixtures can be reinstalled or need new trim. Every estimate we give in Pasadena includes the same line items: demolition, framing, drywall, paint, plumbing rough-in, electrical, finish carpentry, and the written price before any work starts. The price on paper is the price you pay at the end, no footnotes. We also back every project with the 365-Day Done Right Promise, so if something in the new space isn’t right after move-in, we make it right.

DIY or Call Us?

What you can safely check yourself: read the model number off your existing Delta valve body behind the trim plate, measure the distance from the finished wall to the valve’s plaster guard if one is still visible, and photograph the labels on any Delta fixtures you want to keep. What we don’t recommend: opening walls in an occupied home addition, moving plumbing drains, or touching any framing that carries roof load. An addition or ADU involves structural, electrical, and plumbing work that requires Pasadena city permits and inspections, and a mistake behind closed walls is far more expensive to fix than the estimate to do it right the first time. Graham Stein walked his first Pasadena addition job nearly two decades ago and still insists on the same thing for every project: the written scope goes in front of the homeowner before a single drop cloth goes down.
