Tamko Windows & Doors: The Pasadena Owner’s Guide
We stock and install Tamko-compatible window sashes, balances, latches, sweeps, and door panels for most Tamko vinyl and aluminum lines found in Pasadena’s 1940s ranches and 1990s track homes alike. A typical window or door part repair in Pasadena runs $250–$1,800 installed depending on whether we’re swapping a balance or rebuilding an entire door panel. Most owners discover a failed part the same way: a window that won’t stay up, a slider that grinds against its track, or a door that suddenly needs a hip-check to latch. The good news is most Tamko failures are confined to one or two wear parts, not the whole unit.
We’re an independent Pasadena contractor. We service and repair Tamko windows and doors, but we are not affiliated with Tamko, and we’ll tell you when an OEM part is worth the wait versus when a quality aftermarket equivalent does the job for half the money.
Which Tamko Models This Applies To

Tamko’s vinyl window lines changed hardware generations a few times, and the gotcha for Pasadena homeowners is that a balance from a 2005 single-hung will not fit a 2015 model even if both look identical from the curb. We match parts by the stamped code on the aluminum spacer or the embossed number on the balance shoe whenever possible, not by eyeballing the frame. When the stamp is worn off (common on south-facing windows that have baked under Pasadena sun), we measure the sash weight and channel width to pin the right balance rating.
For Tamko sliding glass doors, the rollers are the part we replace most often. Older Tamko sliders used a 1-1/4” concave steel roller with an adjustable housing; newer units run a 1-1/2” sealed bearing wheel. Putting the newer wheel in an older track makes the door ride too high and chew the weatherstripping. We keep both sizes on the truck. On the OEM versus aftermarket question: for balances and pivots we typically recommend OEM-grade, because a mismatched tension rating makes a window feel "light" and slam shut. For rollers, sweeps, and latches, we’ve had years of good results with American-made aftermarket equivalents that cost 30–40% less.

Signs Your Tamko Windows & Doors Is Failing
- Window drops or slams closed when you let go. This is a spring balance that has lost tension or, in some Tamko models, a snapped balance cord inside the jamb. It’s repairable in about 45 minutes per window with the sash removed.
- Slider sounds like a shopping cart with a bad wheel. Worn or flat-spotted rollers drag along the aluminum track. Continuing to operate the door grinds the track itself, which turns a $60 roller swap into a full track replacement.
- Door latch misses the strike plate by an eighth of an inch. In most Pasadena cases, the door slab hasn’t warped. The adjustable rollers underneath have worked themselves lower, or the hinge screws have loosened in the jamb and need resetting.
- Condensation between the panes. The Tamko insulated glass unit’s seal has failed. The glass is fogged permanently; the fix is a new IGU cut to the frame’s exact sightline, not a heating trick or a drill-and-drain YouTube fix that leaves mineral streaks for good.
- Sash won’t lock without lifting and wiggling the window. The check rail keeper has shifted or the pivot bar is bent. This is a cheap part but a fiddly adjustment, and the kind of thing that rewards a second pair of hands.

AfterReplacement Cost & What’s Included

In Pasadena, expect the following installed ranges before any discounts or current parts prices:
- Window balance replacement: $250–$500 per window
- Window latch/pivot/lock set replacement: $150–$420 per window
- Slider roller replacement (both sides): $300–$600 per door
- Door sweep or threshold replacement: $180–$450 per door
- Full window sash replacement (glass and frame): $600–$1,800 per window, depending on IGU spec and hardware compatibility
What drives the range is mostly the age of the Tamko series and whether the frame must be retrofitted to accept a current part. We write the line-item price before any work begins, and that written price includes the part, the labor, the drop cloths under the work area, and the cleanup. If a door has to come off its track to replace rollers, we put it back on and test it three times: open, close, lock.
DIY or Call Us?
For window latches, sweeps, and most visible hardware, a careful owner can handle the swap with a screwdriver and a little patience. What we tell our Pasadena customers to leave alone: spring balances and any window or door that requires removing the sash or the slab. A window balance is a loaded spring even when it looks slack, and releasing it wrong can snap it through the frame or into a hand. On sliders, a heavy glass panel off its rollers is a two-person lift with real pinch-and-drop risk. If you’re unsure whether the part you’re holding is the right one, call us at (626) 714-2992 and describe the stamp or send a photo; we’ll tell you straight whether it’s a Saturday job for you or a weekday job for us.
FAQs

Most Tamko balances in Pasadena’s climate last 12 to 18 years before they lose tension, though south-facing windows in Bungalow Heaven homes without shade trees can lose a year or two of that lifespan due to heat stress on the spring steel. You’ll notice the window getting progressively softer to lift before it fails outright. Call (626) 714-2992 if you’re noticing that soft-feeling window.
Some things are genuinely repairable, like re-tensioning a balance that came loose because the block shifted; most wear parts are replaced, not repaired. A worn roller or a snapped balance cord has reached the end of its useful life, and any repair attempt buys you months, not years. We’ll tell you which situation you have instead of defaulting to the more expensive answer.
Most single-window or single-door part replacements take 45 minutes to two hours once we’re on site with the matched part. A full sash replacement with a new insulated glass unit usually takes a single morning, including the cleanup photo we send before the crew leaves. If we need to order an unusual Tamko series part, we’ll give you the window of time before anything gets scheduled.
We carry common Tamko balance sizes, both slider roller generations, standard latches and pivots, and weatherseals on our Pasadena trucks. Odd-size balances and custom insulated glass units are ordered from our supply partners. We also stock parts for KraftMaid cabinets, and Cambria and Silestone countertop service visits, but Tamko windows and doors are the core of our parts inventory for Pasadena homeowners.
